For every investor, new or seasoned, within ear shot of these words, listen up. "Hard Money" is a decieving phrase. What is harder is No money, limited money, or poor ROI (Return on Investment). I have been investing in real estate for 6 years, and have built a pretty impressive portfolio of buy and hold rentals, both single family and multi family units. My equity is good, and my cash flow is too, but I began a transition in my investing, where I began doing real estate full time, and turning my purchases directly into sales and spendable cash. How many of those would you do if you could? The greatest part of this whole deal was Nick (the owner) and the rest of the EDC staff, truly taking the time to ensure I understood the process, and helping me with contractor-related processes and work in progress tracking. A lot of people in this investor business are not truly mentors, they are just collectors of dollars, nothing more, nothing less. That does not apply to the EDC staff. You become a business asscociate, and you get a partner in the process of your wealth building. It's not truly free money, but in the example I just gave you, it's the next closest thing.
